We work with a civil engineer and the town to analyze the site for any building or permitting constraints. We ascertain the functional, build able lot size based on local setbacks and septic tank/well locations, as well as potential flood plain or other Conservation Committee restrictions. Other physical constraints taken into consideration include issues of topology, drainage, vegetation, or access. We assess the potential for views and solar orientation. If necessary, we will also measure, digitally document, and draw any existing structures to remain on the property. From here, we can determine the advantages and disadvantages to the various opportunities presented by the site.
